5 Adelaide Hills suburbs to watch in 2026


The Adelaide Hills has recorded unprecedented growth rates in the past five years – from 12-20% in some areas. This is far from the pre-2020 growth spurt, where the market was steady, safe, and slow growing. With Domain’s 4-5% median annual price growth prediction for 2026, the market might be rebalancing. 

We looked into the price growth of 10 of the top Adelaide Hills suburbs. Interestingly, Uraidla was the only suburb in the list that went down in value (from $1.4 million to $1.3 million a year later). Nearby Piccadilly also experienced price contraction, from $1.9 million to $1.5 million. Given these two suburbs are close to each other, this could be an area to watch. 

Another Adelaide Hills suburb that has interesting growth is Lobethal. It’s one of the more affordable towns, with a steadier growth trajectory. It sits under that elusive $800K mark, sitting at $700K in January 2025 and January 2026.

Strathalbyn is also one to watch, with its land redevelopments and the new primary school, which will be a campus of St Francis de Sales College. While Strath’s annual median price has grown 15.3%, from $669K to $760K, it’s still one of the more affordable suburbs. 

We’d be amiss without mentioning Mount Barker, given its population is projected to grow 149% by 2046. The median house price is up 17.8% in the past year alone. It’s one of the fastest growing suburbs in South Australia. 

Beyond price points and population growth, infrastructure projects are also a key driver. Look at the nearby areas and towns where major development and new attractions/experiences are popping up. For example, the discussion about the Mitcham-Mount Barker-Murray Bridge rail corridor

As for now, keep an eye on these suburbs:

  • Lobethal 
  • Strathalbyn 
  • Mount Barker
