Behind the sale: This Nairne house successfully sold off-market

At Nitschke, we care more about client satisfaction than commissions. We’re not about awards or accolades. We judge success on the end result and our customer service.

This is why it’s important to share the back stories of client successes. We’re able to show how real estate isn’t just about the end transaction. There’s a lot of coaching and handholding involved to get a purchase (or sale) across the line.

We talk about it here, about how you should think about a real estate agent like an accountant. It’s a long-term relationship, not a once-off service.

Daniel Nuske-Haines’ recent sales story is the perfect example of a tailored sales strategy. It was for the sale at 5 Megan Circuit, Nairne

Here’s what happened.

Daniel got the call to handle the sale of the property, after selling it to the current owner years prior. The client chose to sell the property off-market under a Coming Soon campaign to build buyer interest.

We managed to meet a handful of buyers over the course of a few months. Two prospects kept missing out on properties, but we knew what they were looking for, and this home ticked every box.

The result? Both buyers made an offer… all without needing to go to the open market.

This meant less disruption for the seller, a targeted buyer approach, and a faster settlement timeline.

It goes to show that you can have great results with just a couple of competitive offers. It was about quality, not quantity.

This sale story was about playing property matchmaker and finding the best buyer out of the pre-qualified prospects. The more your real estate agent knows about you, the better. It also required flexibility and coaching on the vendor (seller) side.
