The cheapest & most expensive suburbs in the Adelaide Hills (October 2025 edition)
A few years ago, we published an article on the most affordable and expensive suburbs in the Adelaide Hills. A lot has changed since then.
For one, Mount Barker’s median house price is sitting at $745,000, up from $586,000 – and not too far from Adelaide’s median price of $853,000. The annual house price growth in Adelaide is 9%, yet Mount Barker recorded a 12% rise. While this is great for homeowners, it’s tough for people planning to buy. The average home loan size in South Australia is $597,000.
There’s great demand for our area. We’re seeing that on the ground as local Adelaide Hills real estate agents. Similar challenges from years ago remain – high competition, low stock, and tighter budgets due to cost of living pressures.
We hope policy changes like the 5% deposit which applies to certain areas of the Hills (including Mount Barker) will help ease this pressure, so people can enter the market sooner.
Let’s look at the best suburbs for different budgets – the areas with sizable stock available, not just tiny pass-through towns.
Affordable suburbs in the Adelaide Hills
- Macclesfield: $885,000, up 18%
- Woodside: $831,000, up 0.8%
- Nairne: $790,000, up 5%
- Meadows: $777,750, up 12%
- Mount Barker: $745,000, up 12%
- Lobethal: $700,000, up 8%
It’s interesting to see suburbs like Nairne surpass the property value of Mount Barker.
While Murray Bridge isn’t in the Hills, it’s on the perimeter – and the most affordable area in this list, at $525,000, up 17% in the past year.
Expensive suburbs in the Adelaide Hills
- Aldgate: $1.59 million, up 23%
- Stirling: $1.5 million, up 8.8% in 12 months
- Crafers: $1.4 million, up 19%
- Hahndorf: $1.22 million, up 20%
- Littlehampton: $950,000, up 21%
- Bridgewater: $925,000, up 4.9%
As you can see, there’s a lot of range with the annual growth rates. Woodside grew less than 1% but Aldgate grew a whopping 23%. These data points are important to keep in mind, when making a move.
