Adelaide Hills Property Market Update – March 2026

• 3.8% January inflation rate 
• CBA predicts another rate rise, come May

Happy March, Adelaide’s favourite most festive month.  

In real estate news, last month we saw our first interest rate rise since November 2023. The January inflation data came in at 3.8%, which is still sticky and higher than the reserve bank’s target band. As a result, the CBA believes in May we might see another rate rise. 

We’re looking ahead to next month’s state election, where there’s a lot of commentary around the property market. 

On the Labor side, they’ve announced no stamp duty for new builds/constructions up to $2 million for downsizers. The Liberal Government is promising $15,000 grants towards downsizing, which can be used up to a purchase price of $1.2 million for any property type.  

There’s a continued sense of uncertainty in the real estate market, which has led to still listing shortages. Those who are looking to sell are still seeing really competitive outcomes and great results in the Adelaide Hills market.
