Behind the sale: This $2.5 million Clarendon property called for a premium campaign


One of the best parts of what we do as sales agents is getting to work with a family over many years. It’s a great joy to be able to serve a family over an extended period of time, as they navigate different chapters of life. 

This was the case with the recent sale at 94 Chalk Hill Road Clarendon

It’s a spectacular semi-rural property that’s positioned on the higher end of the market. 

This campaign, led by our property consultant, James Kemp, required a bespoke approach. As past clients, we’d worked with the family on the sales of investment property years ago. They reached out to us again about 18 months ago, looking for some early advice. It was very much a ‘we think we’re going to sell but not just yet’ situation. 

They had a longer horizon, with a plan to sell within 12-18 months – and wanted to know how to get from where they were to market-ready. 

James conducted a lengthy meeting where he gave the sellers an idea on pricing, as well as created a to-do list and timeline to get them where they needed to be, within the year. 

As a premium property, James said it needed a higher standard of marketing. This included leveraging the Luxe listing feature on realestate.com.au, which gave it elevated exposure. 

And it worked. 

Within 12 days, the seller received four offers. The property sold for $2,526,000. 

While the sellers were thrilled with the price and settlement terms, what was just as important was the buyer fit. Seeing as it was an animal haven (with horses, goats, sheep, pigs and alpacas), there was a lifestyle factor to the sale.
